General questions

How does an order work for you?

In the first step, the project requirements and the scope of the project are discussed, agreed and defined together with the client or the client's representatives in the kick-off process. After this step, it is decided by mutual agreement whether a project plan will be implemented in accordance with the HOAI service specifications or a consulting and service contract tailored to the project.

What happens after my planning has been finalised?

Once the planning has been finalised in the sense of an engineering office, the documents are handed over to the executing companies for tendering and the project can be implemented once the executing company has been commissioned.

I already have a plan that I'm not happy with. Can you help me?

We have the relevant technical expertise and many years of experience in troubleshooting. Please make an appointment for a kick-off meeting so that the objectives can be defined and we can help you.

How is remuneration paid?

In principle, remuneration is based on the commissioned service phases in accordance with HOAI. Depending on the scope of the project or order, billing is also possible according to actual expenditure.

I have submitted my project with my planning for execution and the installation company is not doing any W+M planning. What can I do?

Experience has shown that the underlying project planning or LPH 5 implementation planning is in a state that cannot be transferred to the W+M due to open or not yet finally resolved issues. In such cases, an LPH 5 planning adjustment will be necessary. In the case of complex projects and tasks (conversion in existing buildings, conversion during ongoing operation), experience has shown that planning during construction will be necessary. What does TGA planning include?

TGA planning (technical building equipment) comprises the specialist areas/trades of heating, air conditioning, refrigeration, ventilation, sanitation, fire extinguishing/sprinklers, electrical engineering, building automation and security and information technology

When should the TGA planning begin?

It should be integrated as early as possible (ideally from project conception or service phase 1 - basic evaluation) in order to create the necessary space requirements in technical centres and for shafts in the building.

Why is TGA specialist planning important?

Specialist planning ensures compliance with legal requirements and the recognised rules of technology, increases efficiency and optimises ongoing operating costs.

What role does sustainability play in TGA planning?

Coordinated and future-orientated planning relies on renewable energy sources (photovoltaics, solar, geothermal) and low-tech approaches to reduce the CO2 footprint.

Which planning aspects are important for the building owner?

Regardless of new construction projects or refurbishments of existing systems, ease of maintenance (easy access to operating equipment), interface management (clarification of transitions between building, supporting structure and technology) and future-proofing (flexibility for future system expansions and conversions) are the quality features of technical building services planning.

What are your milestones in project management?

Milestones are important and clearly defined points in a project process at which a key stage is completed or essential results are achieved.
With our many years of experience in project management and as troubleshooters, we define the milestones individually according to your project and its scope.

What areas do you do in local building supervision?

Local construction supervision independently monitors and supervises the interests of the client on the construction site on a daily basis during the course of project realisation/execution.
We take over the ÖBA for the following trades and specialist areas:

Do you also provide specialist site management?

In specialist construction management, the interests of the client are independently controlled and monitored during the course of project realisation/execution in accordance with the progress of work on the construction site.
Depending on the project, requirements or customer wishes, it is also possible to be commissioned as a specialist site manager on defined and recurring weekdays.
We take on the specialist construction management for the following trades and specialist areas:

Questions about technical property management

What is technical property management?

Technical property management includes the inspection and maintenance of the technical building equipment. It also includes updating the as-built documentation if changes or extensions have been made to the technical systems.

I am a property owner and have no as-built documentation. How can I obtain as-built documentation?

This requires an on-site survey of the system. Depending on the size of the system, the depth and scope of the work must be agreed and defined. Please make an appointment for a kick-off meeting so that we can help you.

My technical system is not efficient. How does system optimisation work for you?

With the as-built documentation of the inefficient system or system sections, points are defined at which periodic load and energy flow measurements are set up and recorded. This information is stored in a dynamic system or building simulation and the optimisation process is started.
