A design that later fails due to costs, regulatory requirements or execution costs more than it saves.

Together with partner offices, we cover the entire spectrum of planning: from the initial idea, feasibility studies and drafts, through to the submission of your construction project, as well as execution and detailed planning, alongside the necessary coordination with specialist planners and authorities.

Tender and Award

From the specification of services to the awarding of contracts to the appropriate companies.

Following the planning phase, it is decided who will actually implement your project, and consequently, whether deadlines and costs will be met.

We manage the tendering process across all necessary project stages: the preparation of specifications according to current building construction service catalogues or as a functional tender, including the necessary attachments, the dispatch of tender documents, tender evaluation, as well as support during negotiations and contract award.

Local building control

Control of deadlines, costs and quality through proactive site management

Following planning and procurement, it will be decided whether your project stays within the budget you set out for yourself.

At your request, we can act as your local construction supervisor, carrying out ongoing monitoring throughout the entire construction period: liaising with the contractors, holding weekly site meetings, assisting with the management of change orders, as well as carrying out final inspections and providing support whilst defects are being rectified.

Upon request, we can also accompany your property throughout the warranty period.

Construction coordination and safety

Planning and construction site coordination according to the Construction Workers Coordination Act (BauKG), fully documented.

Site safety is not a formality, but ongoing coordination between all parties involved.

We accompany you throughout the entire planning and execution process in accordance with the BauKG: preparation of the health and safety plan including all attachments, monitoring of on-site safety during the execution phase, weekly coordination with the tradespeople, maintenance of BauKG documentation and preparation of the BauKG final report on the construction project.

Structural engineering, building physics, fire safety and MEP, coordinated with partner practices.

A construction project rarely requires only one specialist discipline. In addition to the services already described, in cooperation with partner offices we also offer:

Structural engineering and design, furnishing and interior design, landscape architecture, geotechnical reports and supervision, building physics, fire safety and MEP engineering, as well as specialist site supervision. This means you get everything from a single source.

For larger projects, conspecto undertakes overall project management in addition to individual services such as site supervision (ÖBA) or tendering, as was the case with the new BMW plant in Debrecen and OSMO Leonberg West.
